Buying a new home should be an exciting experience. Unfortunately, for one senior couple in their late eighties, the purchase of a condominium quickly became an overwhelming and emotional situation.
Their story is an important reminder that real estate decisions should consider more than simply finding the right property. Financing, timing, moving logistics, and the sale of an existing home must all work together—especially when helping older adults make a major transition.
A Firm Condo Purchase Without Financing in Place
The couple, aged 89 and 90, had purchased a condominium through another real estate representative. They entered into a firm Agreement of Purchase and Sale without a financing condition.
After the agreement became firm, they approached their bank to arrange a mortgage for the new condo. Because they were living on a fixed retirement income, they did not qualify for the conventional mortgage they expected to receive.
They were devastated.
They had committed to purchasing the condominium but did not have the financing required to complete the transaction. Understandably, the uncertainty and financial pressure left them frightened and emotional.
Their daughter stepped in and referred them to an experienced mortgage broker. Recognizing that this situation required both financing and real estate expertise, the mortgage broker also brought The DR Real Estate Group into the conversation.
Looking at the Entire Situation
Rather than focusing only on the immediate financing problem, we looked at the couple’s complete circumstances:
- They owned an existing home with substantial equity.
- They needed funds to complete the condominium purchase.
- They wanted enough time to prepare the condo before moving in.
- They did not want to rush the move or place unnecessary pressure on themselves.
- Their existing home would eventually need to be prepared and sold.
- They wanted to avoid living through repairs, staging, and buyer showings.
Working together with the couple, their family, and the mortgage professional, a strategy was developed using a reverse mortgage secured against their existing home.
A reverse mortgage is not suitable for every homeowner, and independent financial and legal advice is important. In this particular situation, however, it provided the couple with access to the equity they needed to complete the condominium purchase without relying on a conventional mortgage.
More Than a Financing Solution
The strategy did more than allow the couple to close on their new condo. It gave them something equally valuable: time and flexibility.
Because the condominium purchase could be completed before their existing home was listed for sale, the couple did not have to coordinate a rushed purchase, sale, and move at the same time.
They were able to:
- Take possession of their new condo.
- Paint, repair, and renovate it according to their preferences.
- Move their belongings gradually.
- Settle into their new home at a comfortable pace.
- Avoid having buyers walk through their home while they were still living there.

Preparing Their Former Home for Sale

Selling a vacant and properly prepared home also made the showing process considerably easier. Buyers could view the property without disrupting the sellers, and showings could be accommodated more freely.
After the home was sold, the couple used the sale proceeds to repay the reverse mortgage.
The result was a carefully coordinated transition that allowed them to:
- Complete their firm condominium purchase.

- Move gradually and comfortably.
- Avoid showings in their occupied home.
- Professionally prepare their former home for the market.
- Repay the reverse mortgage from the sale proceeds.

A firm offer creates a binding commitment. If financing is not available on closing, the buyer may face serious legal and financial consequences. Before making a firm purchase, buyers should understand how the transaction will be funded and what risks they are accepting.
This is especially important for retirees and other buyers living on a fixed income. A homeowner may have significant equity but still have difficulty qualifying for conventional financing based on income requirements.
That does not necessarily mean a move is impossible. It means the purchase, financing, sale, and move need to be considered as parts of one coordinated plan.
